Read this first. It explains exactly what an RMH estimate is — and what it is not — so you can use it safely.

  1. 01RMH is not a licensed professional

    RMH is not a licensed architect, structural engineer, registered surveyor, quantity surveyor or building contractor. RMH is a software tool that produces AI-generated estimates, mood boards, indicative timelines and preview renders for planning and decision-making only.

    Nothing produced by RMH is a professional opinion, a certified design, an engineering assessment, or a binding quote. It does not replace advice from a qualified, licensed professional, and it must not be relied upon as such.

  2. 02Estimates can differ by ±20% or more

    Estimates are generated from public data, regional averages and the limited information you provide. Real-world costs depend on site access, hidden conditions, material choices, contractor availability, ground conditions and local pricing.

    Actual costs can differ from RMH estimates by ±20% or more. Treat every figure as an indicative planning range, never a commitment. A binding price always requires an on-site inspection and written quote from a licensed builder.

  3. 03Structural, services and heritage work

    Any work that touches load-bearing structure, plumbing, gas, electrical systems, the building envelope, or a heritage / character-protected building typically requires building consent under the New Zealand Building Code and licensed, qualified trades.

    RMH may flag likely consent triggers, but it does not determine code compliance, does not issue consents, and does not replace your council’s process or a Licensed Building Practitioner. Always confirm consent requirements with your local authority before work begins.

  4. 04What RMH must not be used for

    • Commercial property valuation or appraisal.
    • Evidence in property disputes, boundary disputes or litigation.
    • Insurance claims, reinstatement valuations or loss assessments.
    • Mortgage, lending or investment decisions as a sole basis.
    • Any representation to a third party that an estimate is a builder’s quote.
  5. 05Your responsibility

    You are responsible for verifying every figure and recommendation with licensed professionals before spending money, signing contracts, or starting work. To the maximum extent permitted by law, and subject to the New Zealand Consumer Guarantees Act where it applies, RMH accepts no liability for decisions made in reliance on AI-generated output.
